Description of Services
At Adams Estate Agents offer our Landlords the following services:

Let Only:

Our service includes the preparation of particulars of the property to be let for circulation to prospective Tenant. The property will also be advertised through our office window display, newspaper advertising and internet advertising.

Once a suitable Tenant has been found, we will apply for references, which will be made available to the Landlord for approval. We will prepare an Assured Shorthold Tenancy Agreement and relevant Section 21 Notices and co-ordinate the signing of the agreements by the Tenant. We will collect first month’s rent and deposit, in cleared funds, which will be forwarded onto the Landlord, less our fees.

 
Rent Collect

In addition to the above, we will arrange the collection of rent from the Tenant and forward it on to the Landlord on a monthly basis, along with a Statement of account. Our fees will be taken on a monthly basis from any rents collected.

 
Full Management

In addition to the Let and Rent Collect, we offer a full Management service where we will arrange for repairs and maintenance of the property, liaising between Tenant and contractors to ensure repairs are carried out with as little delay as possible. We will arrange payment of contractors invoices utilising monies received in rents.
